Send us your tender. Get back exactly what you need to know, with the page number to prove it.

A page-cited compliance-and-scope brief from your own tender package: when it closes, what blocks a bid, the bonds and insurance gates, the scope as written, and a plain list of everything still to verify by hand. Same business day.

Your first brief is free. No account, no card. Then $149 a brief.

No dollar figures. No bid recommendations. Facts only, each one cited to a page in your own document.

What you get

One PDF, usually four to six pages, built from your package and nothing else. Page one is the verdict; the rest is the evidence.

Page one of a TenderProof brief: closing tile, can-we-bid gates, bid form, completeness meter
  1. The verdict. Can we bid, when it closes, and the single biggest risk, each with its page.
  2. Can we bid. Mandatory requirements, bonds, insurance, licences and registrations, marked present, referenced or not found.
  3. What the work is. Divisions, stated quantities, labour schedules and provisional sums, quoted as written.
  4. What drives cost. Site conditions, access, supply constraints and special provisions the text calls out.
  5. How you must price it. Lump sum, unit price or allowances, with the bid form structure and what is missing from it.
  6. Key dates and files. Site visit, questions deadline, addenda and drawing sets named in the package.
  7. How to submit. Method, copies, envelopes, signatures and the evaluation rules as stated.
  8. Must verify by hand. Everything the reader could not confirm, listed by name, never smoothed over.

Why it's different

Most "AI tender summary" tools hand back a smooth, confident paragraph. Confident is not the same as right, and a summarizer that guesses does not tell you which parts it guessed.

Every fact is cited

Every date, requirement and figure carries a page citation back to your document. Confirm it yourself before you rely on it.

Refuses to guess

Anything unread, unclear or unconfirmed goes in a MUST-VERIFY list by name. Nothing is silently smoothed into a confident-sounding sentence.

Scored, not just summarized

Every brief ends with a completeness count: how many standard categories were actually resolved, so you know how far to trust it.

How it works

1

Email the package

The tender PDF, plus any addenda or drawing sets you want covered. Text-based or scanned, portal downloads included.

2

We read it and check it

The reader runs in minutes. A person checks every brief before it goes out. In before 2 PM Atlantic, back the same business day; otherwise the next.

3

Read it. The first one is on us.

The brief lands in your inbox with a three-line cover note. Your first brief is free. After that, $149 a brief, paid by e-transfer after delivery.

A real sample brief

This is real output from the reader engine, run on a real public tender document (a Parks Canada Invitation to Tender), then adapted for a customer-facing example: internal references specific to the company that built this tool have been removed or generalized, but every fact, page citation, and date below is exactly what the engine produced. Nothing here has been invented or improved for the pitch.

2. What is the work (scope)

Extracted from readable tender text only. Quantities that live in drawings or scanned spec are flagged TAKEOFF NEEDED, never guessed.

Spec divisions in play: none detected in readable text; verify against the drawings and spec directly.

Stated quantities (from text): none stated in readable text.

Labour / unit-rate schedule: none detected in readable text.

Materials-markup provisional sum: none detected in readable text.

TAKEOFF NEEDED (measure from drawings or spec before pricing): none flagged in this document beyond the drawing note below.

Confidence rollup: 4 scope line(s) identified, 0 flagged as takeoff-needed from text; text coverage 100.0%; submit-ready status: BLOCKED (see MUST-VERIFY).

3. What drives cost

Mandatory requirements recast as price consequences, plus site conditions and supply responsibility.

Cost drivers:

  • Security clearance (mandatory requirement) (p. 12): personnel and subcontractors require security clearance or screening. This adds vetting lead time and constrains crew selection; carry it as schedule impact and site overhead in your own estimate. Confirm the required clearance level before bidding.
  • Bid price tax treatment: EXCLUDES applicable tax(es) (source wording; for a Nova Scotia bidder this is HST) (p. 16). Do not embed tax in your tendered amount, it is calculated and added separately. Quote your bid price before HST; do not gross up your own cost buildup by HST when filling in the bid-form total, HST is added on top per the tender's own instructions.

Site conditions to modifiers:

  • Site condition: occupied (p. 13). Factor occupied-site conditions into your own rate assumptions.

Supply responsibility:

  • Who supplies materials, labour, and equipment is not stated as a blanket rule anywhere in this document. Confirm supply responsibility line by line before pricing. Never assume material supply.

4. How must we price it (bid-form structure)

  • Form type: unknown, verify directly against the bid form pages.
  • Lump sum: not detected.
  • Unit price: not detected.
  • Allowances: not detected.
  • Map your own cost buildup 1:1 onto whatever structure the actual bid form requires, or the bid may be found non-compliant.

Drawings and companion files

  • Drawing file IFC-plans_25-0194.pdf: 8 page(s). Not text-read; this is where the roof/reno takeoff (area, lengths, counts) lives. A measured takeoff from this file is required before pricing.

Key dates

  • Closing / submission deadline: 2025-12-16 at 2:00 PM, timezone MST (p. 1)
  • Site visit (optional): 2025-12-08 at 11:00 AM (p. 6)
  • Questions / RFI deadline: 2025-12-09, computed as 5 working days before closing (verify the computation against the source wording)
  • Addendum / amendment date: not found (verify)
  • Substitution / product approval deadline: not found (verify)
  • Issue / posting date: December 1, 2025 (p. 1) [weak-confidence match, verify]

Eligibility / pass-fail (mandatory) requirements

  • [rejected] If more than one bid is received from a Bidder (or, in the case of a joint venture, from the persons or entities), all such bids shall be rejected and no further consideration shall be given. (p. 8)
  • [will not be considered] URL links to website will not be considered. (p. 19)
  • [failure to comply] Failure to comply with this requirement may result in the bid being declared non-compliant. (p. 5)
  • [failure to comply] Submissions will be evaluated against the mandatory requirements; failure to comply with any or all of the mandatory requirement(s) will render the bid non-compliant. (p. 6)
  • [mandatory] In order to be considered responsive, a bid must satisfy all mandatory terms, conditions, and specifications of this solicitation document. (p. 8)
  • [minimum] The policy must have the following minimum limits: (a) $5,000,000 Each Occurrence Limit; (b) $10,000,000 General Aggregate Limit per policy year. (p. 33)
  • Total mandatory-language hits across all keywords in the document: 137 (most common: "must" 63, "shall" 37; other keywords make up the rest). The rows above are the top pass/fail matches only; verify all obligations in their full context before bidding.

Commercial requirements (bonds, insurance, licensing)

  • Bid bond: not found (verify)
  • Bid security: not found (verify)
  • Performance bond: not found (verify)
  • Labour and material payment bond: not found (verify)
  • Insurance: present (p. 3-4, 11-12, 32-33)
  • WCB / workers comp: not found (verify)
  • COR (certificate of recognition): not found (verify)
  • Licence: not found (verify)

Tax treatment

  • Bid price tax treatment: EXCLUDES applicable tax(es) (source wording; for a Nova Scotia bidder this is HST) (p. 16). Do not embed it in the tendered amount, it is calculated and added separately.

Submission rules

  • File-size cap: 15 megabytes (p. 1)
  • Copies: referenced (p. 8, 12, 25)
  • Format: referenced (p. 6)

Addenda

  • Reconciliation present; no amendments listed at the time this document was processed.

Evaluation / award basis (excerpts, verify in full context)

  • Evaluation (p. 3): section header referencing bid revision, rejection of bid, bid costs, and related evaluation clauses.
  • Evaluation (p. 6): opening of bids / evaluation section.
  • Evaluation criteria (p. 8): see Appendix 2, Indigenous Participation Plan Evaluation, for full instructions and criteria.
  • Award (p. 9): bid challenge and recourse mechanisms.

MUST VERIFY BY HAND

Everything below is low-confidence, unread, or not found. The reader could not stand behind these; a human must check each one before bidding.

  • Computed date: questions / RFI deadline = 2025-12-09 (5 working days before closing); confirm against the source wording rather than the computed value alone.
  • Key date not found: addendum / amendment date.
  • Key date not found: substitution / product approval deadline.
  • Weak-signal date: issue / posting date = December 1, 2025, low-confidence match on p. 1.
  • Gate unresolved: Bid bond, not found in readable text.
  • Gate unresolved: Bid security, not found in readable text.
  • Gate unresolved: Performance bond, not found in readable text.
  • Gate unresolved: Labour and material payment bond, not found in readable text.
  • Gate unresolved: WCB / workers comp, not found in readable text.
  • Gate unresolved: COR (certificate of recognition), not found in readable text.
  • Gate unresolved: Licence, not found in readable text.
  • Pages with tables (cell order may not read cleanly): p. 1, 8, 12-14, 20-24, 26-29, 32, 34-35.
  • Drawings NOT read, takeoff needed: IFC-plans_25-0194.pdf, measure area/lengths/counts from this file.
  • Scope not submit-ready: takeoff incomplete, 4 scope line(s) need a measured quantity or a human decision before this can be priced.

Completeness verdict: Brief covers 7 of 7 standard categories; 14 item(s) need human verification.

This is exactly what a real customer receives: real page numbers, real gaps named, nothing smoothed over. Where the document did not say something, the brief says so instead of guessing.

What it does NOT do

FAQ

How long does it take?

The reader itself runs in minutes. Every brief is checked by a person before it goes out, so plan on same business day if it arrives before 2 PM Atlantic, otherwise the next business day.

Is the first brief really free?

Yes. One free brief per company, on a real tender you are actually looking at. No account, no card, nothing to cancel. If it saves you an evening, the next one is $149.

Which tenders can you read?

Any package you can send as a PDF: federal, provincial, municipal, utility, or a private invitation, including portal-gated documents you had to log in to download. Text-based or scanned. Scanned pages are read with local text recognition, no cloud service and no login required from you.

Do you offer a subscription?

Not as the default. Most contractors bid a few times a year, and a monthly fee for that makes no sense. The five-pack covers anyone who bids more than twice a year. Bid teams that run several bids a month get the desk plan, set up with you, at a price that reflects real volume.

What if the brief misses something or gets something wrong?

If we send the wrong document's brief, a blank result, or something clearly broken on our end, you get a full refund, no argument. An item landing on the MUST-VERIFY list instead of being answered outright is the product working as intended, not a refund trigger. See the Terms and Disclaimer.

Is this legal or bidding advice?

No. It is an extraction aid. You are always responsible for verifying the cited pages and the closing date against your own copy of the tender.

Do you keep my document?

No. Your document is used to build the brief you ordered and is not kept beyond delivering it, and it is not shared with anyone else.
